Prologis is looking for a Property Manager Benelux to oversee the operational management of a portfolio of our industrial distribution facilities. In this role, you will ensure exceptional property and asset management services for both our customers and internal stakeholders.
As part of a matrixed organization, you'll need to navigate both managerial and functional responsibilities effectively, collaborating across teams to drive operational excellence.
About the Benelux Team:
You will be part of our Benelux team, based in Amsterdam and Antwerp, which is responsible for managing 3.5 million square meters of industrial distribution space across the Netherlands and Belgium. Our portfolio is overseen by a team of experienced professionals, supported by external maintenance partners.
Main Tasks and Responsibilities
- Working closely with customers ensuring effective and proactive management of properties and customer relationships
- Ensuring compliance with statutory requirements relating to property maintenance and statutory inspections for both Prologis and the client
- Regular inspections of properties and meetings with customers to ensure compliance with leases and positive relationship
- Dealing with dilapidation claims in conjunction with external consultants
- Coordinating building maintenance in conjunction with our preferred contractors
- Management of lease contracts to monitor, report and manage key dates such as indexation, lease expire and break options
- Supporting Leasing during lease (renewal) negotiations
- Dealing with Customer applications for consent for alterations, under-letting etc.
- Overall responsible for completing annual budgets and quarterly forecasts: Manage, coordinate and commission all Operational Expenses and Capital Expenses per property and lease, including the management of recurring maintenance programs
- Manage bankruptcies and litigations, review leases and other standard legal documents
- Overall responsibility for Service Charge Reconciliations and invoicing
What's needed to do that:
- Bachelor's degree or equivalent experience.
- Minimum of 2+ years of experience in real estate, ideally as a Property Manager or Real Estate Manager.
- Solid understanding of real estate legislation.
- Fluent in both Dutch and English (spoken and written).
- Proficiency in MS Office.
- Strong decision-making skills, proactive mindset, and ability to take initiative.
- Experience leading a small team, with the ability to guide and support colleagues effectively.
